Breakdowns and repairs
Equipment that has stopped cooling, is icing up, tripping, running non-stop or drifting above temperature. Fault-finding comes first: a system that will not hold −18°C could be short of gas, short of airflow, or short of a working defrost cycle, and the three have different fixes. Urgent failures where stock is at risk are handled separately from booked repair work.
Installation and replacement
New cold rooms and freezer rooms, walk-in refrigeration built into existing premises, replacement condensing units, and upgrades where the old plant has become uneconomical to run. Sizing is the part that gets skipped most often, and an undersized system never recovers from it.
Servicing and maintenance
Scheduled visits that clean condensers, check refrigerant charge, test controls and defrost, inspect door seals and log temperatures. Sites with several units usually move onto a contract so the visits happen without anyone having to remember to book them.
Industry-specific refrigeration
Restaurants, supermarkets and butcheries all run refrigeration, but not the same refrigeration. A kitchen needs prep counters and under-counter units in a hot, greasy environment. What a Proper Refrigeration Job Includes
- Diagnosing the actual fault rather than topping up gas and leaving.
- Leak testing before any refrigerant goes in, because a system that lost its charge will lose it again.
- Evacuating and vacuuming the system properly before recharging.
- Weighing the charge in rather than guessing from a gauge reading.
- Checking superheat, subcooling and running temperatures against the equipment's own figures.
- Leaving the site with temperatures logged and controls set correctly.
The cheapest quote is often a regas with no leak test. It buys a few weeks.
Cape Town Conditions
Three local factors drive a disproportionate share of refrigeration failures.
- Coastal salt air. Condenser coils and fan motors corrode faster in Paarden Eiland, Milnerton and Table Bay than they do inland. Corroded fins lose heat rejection long before they look broken.
- Summer ambient temperatures. Plant rooms and rooftop condensers in Epping and Airport Industria run at high ambient for months. Systems sized for a mild day struggle in February, and that is when compressors fail.
- Power interruptions. Repeated stop-start cycling is hard on compressors and hard on stock. Protection devices and a sensible restart delay cost very little compared with a replacement compressor.
Dust is the fourth one, and the cheapest to deal with. A condenser that has not been cleaned in a year is working harder than it needs to and costing more to run.

Frequently Asked Questions
What does a commercial refrigeration call-out cost in Cape Town?
Most commercial technicians charge a call-out or diagnostic fee in the R650 to R1,200 range, with labour after that around R450 to R750 an hour. After-hours and weekend rates run higher. Ask whether the diagnostic fee is credited against the repair if you proceed.
How long does a cold room take to install?
Panel suppliers commonly quote two to three weeks from order to delivery on standard sizes, with the build and commissioning on top of that. Non-standard dimensions, low-temperature plant and three-phase electrical work all extend it.
Is commercial refrigeration different to air conditioning?
The underlying refrigeration cycle is the same, but the equipment, temperatures and duty cycles are not. Commercial refrigeration runs continuously and holds food-safe temperatures, so the plant is sized and controlled differently. Not every aircon technician works on refrigeration.
Can a cold room be repaired instead of replaced?
Usually yes. Panels, doors, evaporators and condensing units are all replaceable individually. Replacement becomes the better option when the insulation is waterlogged, the panels have delaminated, or the plant is obsolete and parts are no longer available.
What temperature should commercial refrigeration hold?
Chilled storage generally sits between 0°C and 5°C, and frozen storage at −18°C or colder. Specific products have their own requirements, and your local environmental health officer works to those figures rather than to what the display reads.
Does load shedding damage refrigeration equipment?
Repeated hard starts are hard on compressors, and short cycling after a restart is a common cause of failure. Phase-failure and time-delay protection help, and generator or inverter backup keeps temperatures stable. It is worth raising when you get quoted.
Do I need a registered technician to work on refrigerant?
Handling refrigerant gases is regulated work in South Africa and requires the right registration and equipment. Ask any company quoting to confirm their status before they open the system.
How often should commercial refrigeration be serviced?
Two to four visits a year is the usual pattern, depending on how hard the equipment works and how dirty the environment is. Kitchens with grease-laden air and coastal sites with salt corrosion need the shorter interval.
